7 Things to Consider Before Installing A Home Elevator

Most home lifts are bought for a parent who has stopped using the first floor. The decision is emotional and the timeline is short, which is exactly why the specification slips. Six months later the family discovers the cabin will not take a wheelchair, or the lift stops dead during a power cut, or the shaft sits against the bedroom wall and the pump wakes everyone at 6 am. None of that is bad luck. It is seven decisions made in the wrong order. This checklist covers all seven, with the numbers and clearances our engineers use on site surveys.

1. Where the Lift Will Actually Go

Location decides cost, disruption and approval more than any other choice. Three options cover almost every Indian home.

Inside the stairwell void

The circular or rectangular gap in the middle of a staircase. No floor area lost, no external work, no setback issue. The catch is size — most stairwell voids give a usable shaft of 900 × 900 mm to 1200 × 1200 mm, which fits a two- or three-person cabin and not much more.

An external shaft in the setback

A steel-and-glass shaft attached to the outside wall, with openings cut at each floor. It preserves internal space and allows a larger cabin. It also consumes setback area, which municipal rules regulate strictly in most Indian cities.

A dedicated internal shaft

Only realistic in new construction or a major renovation. It gives full freedom on size and door width and costs the least in engineering headaches.

The clearances to check first

  • Minimum footprint: roughly 1000 × 1000 mm for a compact two-person lift
  • Pit depth: 150–350 mm for low-pit home lift systems, 900–1200 mm for standard traction
  • Headroom: 2400–2600 mm above the top landing for compact systems, more for MRL

If your available space is within 100 mm of these numbers, get a site survey before you sign anything.

2. Which Drive System Suits a Home

Hydraulic. A pump pushes the car up; gravity lowers it. Shallow pit, low headroom, almost no roof load — ideal for retrofits into existing houses. It needs a small pump room and it uses more electricity.

Gearless traction (MRL). Efficient, quiet, precise. Best where the home has four or more floors or the shaft is being built new. It asks for more headroom and puts load on the roof slab.

Vacuum and screw-drive systems. Self-supporting units that need almost no pit and no separate shaft. Fast to install and visually light. Capacity is limited — usually two or three persons — and cabin size is fixed.

Matching drive to floors: two to four floors, hydraulic or screw-drive. Four floors and above, or heavy daily use, MRL traction.

3. Capacity, Cabin Size and Who Will Use It

This is where families under-specify most often.

  • 2 persons / 180–200 kg — a compact cabin around 800 × 800 mm. Fine for two adults standing.
  • 3 persons / 250 kg — around 900 × 900 mm. Comfortable for daily use.
  • 4 persons / 320 kg — around 1000 × 1100 mm. Fits a wheelchair with an attendant.
  • Wheelchair standard — plan for at least 1000 × 1250 mm internal, with a 900 mm clear door opening.

Ask one question honestly: will someone in this house eventually use a wheelchair or a walker? If the answer is maybe, size for it now. Enlarging a shaft later means cutting slabs at every floor.

Door width is the companion detail. An 800 mm opening blocks a wheelchair and a mattress. Specify 900 mm where the shaft allows.

4. Power Supply and What Happens During a Cut

Home lifts run on either single-phase or three-phase supply depending on the system. Compact hydraulic and screw-drive units often work on single-phase, which simplifies domestic wiring. Traction lifts generally want three-phase.

Three things to settle with your electrician before installation:

  1. A dedicated circuit for the lift, with its own MCB and a proper earthing pit — not a tap off the household line
  2. DG or inverter changeover, so the lift is on the backup circuit and not left out of it
  3. Stable voltage, since wide swings shorten drive and contactor life

The power-cut question

Insist on an Automatic Rescue Device. On power failure the ARD runs the car to the nearest landing on battery and opens the doors. It is the difference between a five-second inconvenience and an elderly parent stuck in a dark cabin.

Then put the ARD battery on the maintenance calendar. Batteries typically last two to four years, and a dead ARD battery is the single most common reason home-lift rescue fails when it is needed.

5. Safety Features You Should Not Negotiate

Whatever the budget, these belong in the base scope:

  • Automatic Rescue Device with a tested battery
  • Full-height light curtain across the door — not a single beam
  • Landing door interlocks on every floor
  • Emergency alarm and two-way intercom connected to a phone that is always answered
  • Overload sensing that blocks movement
  • Overspeed protection appropriate to the drive type
  • Emergency lighting inside the cabin
  • Manual lowering procedure, documented and demonstrated at handover

New lift installations in India are covered by IS 17900, aligned with the EN 81-20 and EN 81-50 series. Several states also run their own Lift Acts requiring registration and periodic inspection. Ask your vendor for the compliance documentation at handover, in writing.

Child safety specifics

Homes with young children need three extras: a car door that cannot be forced open in motion, controls positioned so a small child cannot start the lift alone, and a key-lock or app-lock that disables the lift at night. Ask for all three by name.

6. Approvals, Structure and Neighbours

Municipal rules. An external shaft in the setback needs local approval in most Indian cities, and setback consumption limits vary by municipality. Internal lifts inside the building footprint are usually simpler. Check before you order steel.

Structural load. Cutting openings at each floor changes how the slab carries load. Get a structural engineer’s sign-off — a two-hour exercise that prevents a very expensive problem.

Noise. A hydraulic pump room shares a wall with something. Do not let that something be a bedroom. Traction machines in the shaft are quieter but still transmit through a shared wall. Plan the shaft location with sleeping rooms in mind.

7. Long-Term Cost and Service

Running cost. A home lift used ten to twenty times a day typically adds ₹400 to ₹1,200 a month in electricity. Hydraulic sits at the upper end, traction at the lower.

AMC. Budget ₹15,000 to ₹40,000 a year depending on whether the contract covers parts. Home lifts see light duty, so a non-comprehensive contract with a good response-time guarantee often makes more sense than a full comprehensive one.

Controller lock-in. Ask whether the controller is proprietary. If the diagnostic tool is encrypted and available only to the manufacturer, you are tied to that company’s service rates for twenty years. This question is worth more than a discount.

Property value. Multi-storey homes with a working lift sell to a wider pool of buyers — anyone planning to live with elderly parents. It is not a guaranteed return, but it removes an objection that otherwise ends viewings quickly.

Before you sign, have written answers to all of these:

  • Shaft dimensions, pit depth and headroom, confirmed by site survey
  • Drive type and why it suits this house
  • Capacity in kg and internal cabin dimensions
  • Clear door opening width
  • Itemised safety package, including ARD
  • Power requirement and whether DG changeover is included
  • Who obtains municipal and Lift Act approvals
  • Civil scope: who cuts, who repairs, who paints
  • Installation duration and daily working hours
  • Warranty period and AMC rate for years two and three
  • Whether the controller is open or proprietary
